TRIBE works across several strategic neighborhoods throughout the City of Detroit and SE Michigan. These targeted areas share similar characteristics that make them favorable for development, including engaged community stakeholders, low residential vacancy, strong municipal support, and additional planned investment activity by development stakeholders. Through creative risk management and deal execution, TRIBE is able to drive value at the project level and for the broader community.

The Deco Mixed-Use

The Deco Building will feature the substantial rehabilitation of an existing vacant and formerly city-owned building on Detroit’s east side.

 

The residential units will be priced at 80% AMI or below, providing accessibility to new tenants and existing community residents. The retail/commercial spaces will target emerging Detroit-based entrepreneurs and will be turnkey, reducing the typical cost associated with tenant fit out. A ground floor restaurant tenant will be pursued as a demand driver for the area.

7326 W. McNichols Artisan's Market

7326 W. McNichols will feature the substantial renovation of an existing vacant and formerly city-owned building on Detroit’s west side.

 

The building's ground floor will feature small format retail and production space for 20-30 Detroit entrepreneurs and creatives. The second story will house a 4,000 sf event space as well as dedicated office space. The building will leverage the New Markets Tax Credit Program as its primary funding source, which will facilitate a below-market rent structure for tenants.

Jefferson Avenue Apartments

Jefferson Avenue Apartments will feature the new construction of a 52-unit affordable housing development on Detroit’s east side.

The building will be financed through 9% Low Income Housing Tax Credits and is located in the Jefferson Chalmers neighborhood. The project is being co-developed with CHN Housing Partners, who will also serve as the property manager for the development. Construction is anticipated to commence in early 2025.

The Bridge Apartments

The Bridge Apartments will feature the new construction of a 71-unit affordable housing development in Detroit’s Corktown neighborhood.

The project will be financed through 9% Low Income Housing Tax Credits and is part of the City of Detroit’s recently awarded Choice Neighborhoods Grant. The project is being co-developed with The Community Builders, who will also serve as the property manager for the development. Construction is anticipated to commence in late 2025.
